This algorithm uses a mathematical rental simulation model that calculates the future rent of all properties for sale in Switzerland. By integrating mortgage and property charges, we can determine the potential net return.

How does the mathematical model work?

Our mathematical model uses a large amount of rental property data to determine the future rent of the properties for sale. The model integrates mortgage charges, property charges and the equity ratio to define the net return on equity.

Rental properties are valued by taking for each apartment of the building the most conservative value between the current rent and the market price in order to give a corrected realistic return.
